Q2 2025 London Office Market Update 🏢: Prime office rents in central London continue to rise 📈, driven by strong demand for ESG-aligned, amenity-rich Grade A space. Vacancy rates are at multi-year lows, tightening options for occupiers. Nearly 45% of companies needing 50,000+ sq ft face a key choice, relocate or renew with upgrades. Many are choosing to stay, balancing cost, sustainability, and workplace experience. Rental growth, limited supply, and return-to-office strategies are reshaping the market. Take-up is up 11% year-on-year at 3.5 million sq ft so far in 2025. London’s office market is evolving fast 🚀. 🌿Sustainability Success at Babcock Bristol Business Park: Nurturing Nature in Our Corporate Environment 🌿 Exciting developments at Babcock's Bristol Business Park site where we're making significant strides in our sustainability journey! We've transformed portions of the grounds into thriving wildflower areas, creating vibrant habitats that support local pollinators and add natural beauty to the corporate environment. The commitment to biodiversity doesn't stop there - we've installed bug hotels and bird boxes on the site, providing crucial shelter for our smaller wildlife neighbours. These simple additions are making a remarkable difference to the ecosystem balance on our premises. The newly established lavender beds and thoughtfully landscaped areas not only enhance the aesthetic appeal of the business park but also create additional habitats for bees and butterflies, supporting these essential pollinators. By increasing biodiversity on site, we're contributing to ecological resilience in the local area while creating a more pleasant working environment for the tenants. The benefits extend beyond environmental impact: 😊 Enhanced wellbeing for employees through connection with nature 🌀 Improved air quality and natural cooling effects 📉 Reduced maintenance costs compared to traditional landscaping 🐞 Supporting local wildlife populations under pressure from urban development 🌳 Demonstrating our corporate commitment to environmental stewardship LSH and Babcock International Group are proud to see how these initiatives are transforming the corporate space into a haven for wildlife while supporting our sustainability goals. Last Friday, the LSH Valuations team in London took on a 10-mile walk in glorious sunshine, raising funds for our 2024/25 charity partner - Alzheimer's Society From the Globe to the Golden Hinde, HMS Belfast, Tower Bridge, through Rotherhithe, past the Cutty Sark and finishing in beautiful Greenwich - it was a fantastic way to spend time together outside the office and support a brilliant cause. We’re proud to be backing Alzheimer’s Society as they work towards a world where dementia no longer devastates lives. From this event alone, we’ve raised £1,000 - and counting!
