Yesterday, our Assistant Director of Development, Nigel Lomax, attended a ground-breaking ceremony with our Development Manager, Jack Bass, at our four home development site in Orton Longueville. Nigel and Jack were joined by our development partners, Seagate Homes Group Managing Director, Adam Murfet, their Technical Director, Lee Russell, and Technical Coordinator, David Laidler to celebrate work beginning to replace an outdated and inadequate facility previously on site with high-quality, affordable homes. Now that the site has been cleared, ground works have begun to lay the foundations to build two pairs of semi-detached homes. This £1million development, which has received over £300,000 grant funding from Homes England will provide two affordable rented and two shared ownership properties with the new homes expected to be ready by springtime next year. While small in scale, this development represents a significant improvement that makes best use of the space, helping to meet local needs, and is just one of the nine new development sites that we are currently working on in our area of operation. We’re delighted to share this short reel, which shows the fantastic ceremony we held the other week following the redevelopment work we’ve carried out to Laxton Square, in honour of Ray Laxton (1928-1980). Laxton Square was originally created in 1981 to honour the life of Ray following his distinguished services to the building of the new Peterborough as Mayor, City Councillor and Development Corporation member. It has always been a prominent area in Peterborough city centre, and we wanted to ensure as part of our redevelopment work of our flagship development, Indigo, that we kept the square as a tribute to Ray. We're very proud that our Indigo development has been shortlisted for not one, but two categories in the Building Awards 2025! We're in the running for ‘Housing Project of the Year’ and the ‘Modern Methods of Construction’ awards. Built over nine storeys and taking advantage of cathedral views and a convenient central location, Indigo is the largest development we've delivered to date. Working with development contractor, Willmott Dixon, and property consultants, Drees & Sommer UK, we kept the focus on sustainable construction and sustainable living. The development has been recognised for its use of modern construction techniques, such as light gauge steel framing and off-site manufacturing, which saw construction times reduced by an estimated 20 to 30 percent compared to traditional methods. The accuracy of these methods also benefits Indigo’s residents, because the high environmental performance of their new homes will have a positive impact on energy bills. We're keeping our fingers crossed as we won't find out if we walk away with the top prize until the awards evening in November.

Our Resident Engagement Manager, Alice Sneath, and Chair of our Resident Engagement Panel, Terri, had a fantastic couple of days at Tpas England's #TpasConf25. The theme - “The Culture Shift? – Is New Regulation Creating Real Respect in Social Housing?" - was thought provoking and enlightening. We have learnt so much and we look forward to putting what we have learnt into action and ensure we are constantly building on our inclusivity in resident engagement, reflecting the diversity of our brilliant residents in all our activities. Great to network with other residents and housing providers and hear from some fascinating speakers.

We have reached the 3,000 milestone of our annual tenancy visits! We take our responsibility to provide residents with a good quality, safe home very seriously and these annual visits are essential in enabling us to check the condition of a resident’s home and make sure we hold all the right information about our residents. It also provides an opportunity for residents to talk to their Neighbourhood Manager about any additional needs or vulnerabilities they, or any member of their household, may have and to find out more about the services and support we can provide to them. It has always been a prominent area in the city centre, and we wanted to ensure as part of our redevelopment work of Indigo that we kept the square as a tribute to Ray. Simon said on behalf of the family: “It is a privilege to be here with my family to remember our late father and all the tremendous work he did for the city of Peterborough. “To unveil the new plaque and see first-hand the redevelopment work that has been carried out at Laxton Square by Cross Keys Homes and their development partners, Willmott Dixon, is extraordinary. The square has been completely transformed and provides a wonderful vibrant space for people to come together and enjoy.” Simon and his family were joined by Labour MP for Peterborough, Andrew Pakes, Cambridgeshire and Peterborough Combined Authority’s Housing Programme Manager, Azma Ahmad-Pearce, Willmott Dixon’s Construction Manager, Nick Johnstone and former Director of Corporate Services at Peterborough City Council and good friend to Ray Laxton, Alison Stone, to unveil the plaque.
