The National Housing Federation is the voice of affordable housing in England. We believe that everyone should have the home they need at a price they can afford. That's why we represent the work of housing associations and campaign for better housing.
Our members provide two and a half million homes for more than five million people. And each year they invest in a diverse range of neighbourhood projects that help create strong, vibrant communities.
Our mission is to support and promote the work that housing associations do and campaign for better housing and neighbourhoods.

A 26% annual rise in the number of people living on the streets long-term in London, between April and June 2025, has been revealed by the Combined Homelessness and Information Network's latest statistics. In the same time frame, more than 2,000 people were spotted sleeping rough in the capital for the first time.
To stop this crisis, it is vital the government use its homeless strategy whilst our members work in partnership to deliver more affordable social housing across the country.

We're nearly one year on from the racist and Islamophobic riots that took place across parts of the UK last year. The violent words and thuggish behaviour of rioters has had a deep and lasting impact on many housing association staff and residents.
On Wednesday 6 August I will be chairing a National Housing Federation webinar joined by a panel of NHF members to discuss how, since the riots of August 2024, they have worked with residents and staff to be empowered, resilient and to increase trust.
Date: Wednesday 06 August 2025
Time: 11:00 - 12:00

In April we revealed that the wait for a family-sized social home in the country's worst affected areas is over 100 years.
With few social homes available, many families are being forced to live in overcrowded conditions, including in unaffordable and insecure private rented homes or increasingly in unsuitable temporary accommodation.
New government data on the number of families in temporary accommodation reinforces this, and highlights the dire situation for struggling families in many parts of England who have little hope of securing a social home prior to their children growing up and leaving home.
Housing associations are committed to working in partnership with the government to build more social homes, cutting the wait lists and getting families out of temporary accommodation.

Your Place's new scheme is an important reminder of just how crucial supported housing is to providing a lifeline to those that need it most.
Supported housing is a vital national resource, helping so many people in our country live independently. Yet, the sector faces increasing crisis due to funding cuts and rising costs. We can't afford to risk losing these schemes.
It's vital that the government invest in, and save, supported housing.

Housing associations are at the forefront of efforts to improve the thermal comfort of homes and tackle fuel poverty, and are committed to reducing carbon emissions. In fact, 72.5% of housing association homes rated Energy Performance Certificate (EPC) C or above, surpassing all other housing sectors.
The Social Housing Decarbonisation Fund (SHDF) and Warm Homes: Social Housing Fund (WH:SHF) have been instrumental in this progress and after calling on the government to commit new funding through the Spending Review last month, we were pleased to see the manifesto commitment of £13.2bn for warm homes upheld.
However, the journey is far from over. We hope to see more of the Warm Homes funding directed towards retrofitting social housing.
This, alongside a clear roadmap from the government can help ensure that all homes reach EPC C by 2030 – an essential step if the UK is to meet its target of net zero carbon emissions by 2050.

The shocking homelessness statistics released by the Ministry of Housing, Communities and Local Government today show that the number of people living in temporary accommodation continues to reach record levels year on year. In fact, the number of households accepted as homeless in 2024/25 was at an 18-year high.
To stop this crisis, we urge the government to utilise its homelessness strategy. Our members are dedicated to working in partnership with the government to deliver more social housing across the country.
At the Spending Review, it was hugely positive to see the government confirming its commitment to providing £13.2 billion for the Warm Homes Plan. This funding will support social housing providers to retrofit social homes and tackle fuel poverty, helping to cut families' bills by up to £600.
Our members are committed to improving the energy efficiency of homes – benefiting residents and helping the country meet net zero.

Great to catch up with Miatta Fahnbulleh, Minister for Energy Consumers, at the Department for Energy Security and Net Zero summer reception.
We’re proud to be working with the department to deploy the £1.8bn Warm Homes Social Housing Fund. This partnership will make a difference to thousands of residents and local communities. Warmer homes, lower bills, good jobs.
Also a chance to thank Miatta for her long standing championing of all things social housing.
