    Reimagining homes to end homelessness: Wates Group featured in CSJ’s Housing First report We’re proud that our modular housing playbook, A Way Back Home, has been referenced in The Centre for Social Justice’s No Place Like Home report, which calls for a national scale-up of Housing First across England – an approach that aims to end homelessness by providing people with a stable home first, then wrapping support around them. The report highlights our modular offer as a key innovation where we’re seeking to deliver high-quality, energy-efficient homes quickly and cost-effectively to meet urgent need and help alleviate the temporary accommodation crisis.     We’re pleased to share the successful delivery of a new Video Conferencing Centre (VCC) at HMP New Hall, completed by our Smartspace team for the Ministry of Justice UK under the CSF Framework A. Delivered within the unique constraints of a live prison environment, this 45-week project, targeting BREEAM Outstanding, demonstrates how modern construction methods can deliver secure, sustainable, and human-centred facilities with precision at pace. We delivered: • Seven bespoke offsite modules • Four secure video conferencing suites and a courtroom-style parole room • 18-week programme saving • Significant social value through apprenticeships, student outreach, and biodiversity enhancements Most importantly, the new facility supports wellbeing for prisoners and staff – reducing the stress of offsite court visits and providing a calm, functional space for hearings, family connections, and rehabilitation.     We’re pleased to share that Horsham District Council has approved our plans for 79 new homes on land north of Marringdean Road, Billingshurst. Twenty-eight of these homes will be delivered through affordable rent and shared ownership, directly supporting local families and individuals on the Council’s Housing Register, which now totals over 700 households. What’s more, every home will be Net Zero Carbon Ready, reflecting our ongoing commitment to future-proofed, sustainable development. The application was fully supported by planning officers and recommended for approval, recognition of the quality, sustainability and alignment of the scheme with local policy. The plans also include a new, fully equipped children’s play area to meet a recognised local need for high-quality recreational space. The development will promote sustainable transport, with investment in improved bus stops, safer pedestrian access via dropped kerbs and tactile paving, and new sheltered cycle parking at Billingshurst railway station, helping residents to travel smarter and greener. Finally, we’re proud to continue working with Sussex Green Living. Earlier this year, our support helped deliver a series of school workshops aimed at reducing food waste and promoting composting. Most recently, pupils at Billingshurst Primary Academy participated in an interactive session for World Environment Day, learning how small actions can lead to significant environmental impact.     We’re proud to share that planning permission has been granted for up to 270 high-quality homes in Ashtead – an allocated site in the Mole Valley Local Plan, formerly designated as Green Belt. This is a significant planning milestone – the release of Green Belt land is rare and reflects the clear need for new homes in the local area. With over 680 households on Mole Valley’s social housing register, this development will deliver more than 100 affordable homes through social rent, affordable rent and shared ownership.   In addition to the affordable housing, the site will also see a purpose-built community building, 30 acres of public green space, with play areas and biodiversity corridors, a new community building with potential for a nursery, improved walking and cycling links and on-site car share and also contributions to Surrey Connect’s digital on-demand bus service. Brought forward by Wates Developments in partnership with Vistry Group, the plans have been shaped by years of collaboration with Mole Valley District Council and meaningful engagement with local residents and stakeholders.     We’ve joined forces with business leaders – including finance providers and developers – to call for Biodiversity Net Gain (BNG) to be embedded in all development plans, no matter their size. BNG was introduced to ensure new developments leave nature in a better state than they found it, and it’s already been delivering results for nature, businesses and communities. It offers a real chance for a nature-positive future. But this can only be a reality with the right support and direction from Government. Today, we’ve sent our open letter, co-signed by Knight Frank, Schroders Wealth Management, alongside many others, to the Prime Minister. Together, we argue that small and medium-sized developments must not be made exempt from protecting wildlife and making up for the loss of nature.     The Centre for Construction Best Practice (CCBP) has launched a major research initiative focused on Early Contractor Involvement (ECI), with support from government, tier one contractors, and five leading academic institutions. The initiative follows a roundtable discussion with main contractors including BAM UK & Ireland, Kier Group, Morgan Sindall Construction, Stepnell, and Wates Group and has already gained strong backing from central government, with Mike Reader MP, Chair of the All-Party Parliamentary Group for Excellence in the Built Environment, stating: “We know that ECI has been critical to many successful infrastructure and building schemes. But, the public sector still struggles to make this the norm across its projects. This research will drive change in public projects delivery.” The call for evidence is now open and will close at 5pm on Tuesday 30th September 2025.     Last month, we had the pleasure of welcoming senior leaders from the Ministry of Justice UK and HM Prison and Probation Service (HMPPS) to the Gartree 2 site. Hosted by our Chairman, Tim Wates and CEO, Eoghan O'Lionaird, the visit was a chance to share how we’re reimagining the future of secure environments – with innovation, collaboration, and long-term social value at the core. From a project update on delivery progress and confidence, to a behind-the-scenes tour with Careys showcasing Safeshield technology in action, the day brought our shared vision to life.
